Lakewood Ranch Real Estate Brokerage Changes the Way People Buy and Sell Homes in Florida

Over the course of the last year a new style of real estate has emerged allowing both buyers and sellers of Lakewood Ranch real estate to save thousands of dollars. As a real estate agent Tanya Waxler noticed an obvious problem with market. Sellers simply could not afford to lower their prices any more without taking a huge loss on their home. One of the things that kept these sellers from lowering their price was the fact that they have to pay their real estate agent 6% of the sale price. This could easily amount to tens of thousands of dollars.

Tanya saw an opportunity here to help sellers out of their tough situation. She would simply cut her commission.

Most realtors scoff at the idea of cutting their commission. In fact, some have even suggested that there is an unwritten rule among realtors to not cut their commissions. When asked about this unwritten rule Tanya just laughed and said, "That's ridiculous. I see a need in the market for this. In fact, I think the days of the traditional 6% real estate commissions are coming to end. That 6% is based on a different time and a different generation. Just over a year ago Tanya asked her broker if she could cut her listing commission from 6% to 4.5%. The buying agent would still get their usual 3%, but she would cut her share of the commission in half. This can be very appealing to a seller as it enables him to lower the price of his house without actually losing any more money.

It wasn't long though that Tanya realized that for many people saving 1.5% simply wasn't enough. So she approached her broker again. This time she asked if should could offer her clients a one-time flat fee to list their home in MLS. Again, her broker said yes. This time, however, a business idea was born.

After focusing her business on flat fee listings and making a name for herself in the Lakewood Ranch real estate market, Tanya decided it was time to go off on her own and properly named her new brokerage uKeepCommission Real Estate.

While uKeepCommission Real Estate was originally only serving Sarasota and Manatee Counties, with the addition of the new Mid-Florida Regional MLS system, Tanya and uKeepCommision Real Estate can now list houses anywhere from Orlando to Tampa to Port Charlotte.

So what about buyers?

Tanya argues that it is on the buying side that we will see the quickest changes. In fact, according to Tanya we are already seeing it, "Today more and more people are searching for a home with out a real estate agent. They are using websites such as Craigslist, Zillow, Trulia, Yahoo Real Estate, Google, and many others to search for their home…buying agents are simply going to have to cut deals if they want to get buyers in the future." That's why Tanya also offers full real estate services for buyers and gives 1% cash back to the buyer.
